Duchess of Windsor and Shipwright Apartments Tenant Rules and Regulations (Updated as of January 2, 2022)
General: These rules are made to insure that all tenants can reside peaceably, comfortably, and safely. Most are based on common sense and courtesy. Tenant is responsible for the conduct of his/her guests and their adherence to these rules and regulations.Tenant agrees to be responsible for guests’ actions, and tenant will also inform guest of all Rules & Regulations. The tenant(s) acknowledges that a violation of any of these rules and regulations may result in warnings, charges, fines, and/or eviction. These rules are in addition to, and shall be considered part of, your lease agreement.
1. SMOKING IS PROHIBITED. By law smoking is prohibited inside the apartment building or within 20 feet of the apartment building. Smoking is prohibited on balconies and stairways and adjacent alleyways. Smoking is allowed ONLY in the designated smoking area at the rear of the parking lot under the magnolia tree. Cigarette butts must be disposed of in the receptacle provided and never directly onto grounds, in flowerbeds or planters. Tenants who smoke or have guests who smoke must regularly empty ashtray (bucket), but ensure that there are no live embers. Smoking anywhere but the designated smoking area or violations of these rules will not be tolerated
2. All loud noise is prohibited between the hours of 9:00 pm to 8:00 am. It is best to keep sound moderate at all times (music, television, speaker phones, computers, etc). The activities and conduct of all tenants and guests both inside and outside the apartments on the common grounds must be reasonably quiet at all times and not annoy or disturb other tenants.
3. Drunken, threatening, or aggressive conduct by tenant or their guests toward other tenants, guests, staff, or Management will not be tolerated. 4. Use of illegal drugs is prohibited. 5. Large parties are prohibited. You should not have more guests than you can easily attend to. 6. In an emergency that poses an immediate threat to human life occurs, tenant should dial 911. For less urgent situations, contact the Vallejo Police Department at (707) 648-4321. Tenant must also notify Management. 7. Do not allow anyone that you do not know to enter the building or grounds without a key or access code. Please pause long enough when you leave the premises in a car to be certain that the electronic gate has closed without anyone gaining access. Report ANY suspicious activity as soon as possible to Management. In the interests of keeping all tenants and their property safe, it is important to reduce the production of extra keys and that tenants protect the secrecy of our entry codes. 8. The apartment must be kept reasonably clean, sanitary, and free from garbage and objectionable odors. 9. Tenants or guests are not permitted on the roof. 10. All changes in tenant's contact information (name, phone number, email address) shall be communicated to the Management in writing immediately.
11. Damage to any part of the property, by tenant or guests of the tenant shall be the financial responsibility of the tenant. Tenant must notify the Management immediately of such damage.
12. Tenants shall obtain permission from Management in writing, in advance, for all guests staying longer than ten (10) consecutive nights. Tenants assume full responsibility for the actions of their guests. 13. Tenant shall leave no furniture or personal belongings, including doormats, outside their apartment. Place personal doormats inside the threshold of your apartment. Management shall deem all items left outside apartments as abandoned property, and as such it will be subject to disposal without notice to tenant. Tenant also shall not personalize, vandalize, or alter in any way the common areas. 14. Tenant may not tamper and/or remove any apartment property including but not limited to appliances, lighting, mirrors, doors, or window screens. No personal appliances, such as stoves, refrigerators, air conditioners, heaters, etc., are permitted in the apartment unless approved by Management in writing.
15. No alterations or improvements shall be made by the tenant without the consent of Management. Painting of apartment walls, doors, or fixtures is strictly prohibited without the written consent of Management. Nails, screws, and tacks are not permitted on the historic woodwork, such as moldings, doors, or columns. Nothing should be attached to the historic woodwork that will penetrate the surface. 16. Any tampering or damage to landscaping or decorative plants is prohibited. 17. Nothing shall not be hung outside of any window, ledge, or balcony. 18. Installation of satellite dishes, antennas, or outside wire is prohibited without the permission of Management in writing. 19. No signs, signals, or advertisements shall be placed at any door or window. Also, no aluminum foil or similar coverings are to be applied to glass or other areas of the apartment (including stove burners or ovens due to fire and electrical shock hazards). Tenant is prohibited from forcing any nail, staple, or other enforcement to the exterior of the building. 20. If tenant cannot access his/her apartment because of lost keys, they may request Management open the door if Management is on the premises. Otherwise, tenant acknowledges that he/she may have to call a locksmith at tenant's expense. Windows shall not be used to access apartment in the event of lost key. 21. Management will allow no visitors or relation to enter apartments without a key. At management's discretion, tenant may provide a key with written permission for Management to give out the key. 22. Apartment smoke detectors are the responsibility of the tenant, who should regularly test detectors to ensure operable condition. The tenant will inform Management immediately regarding any defect, malfunction, or failure of such smoke detector. Alarms should be tested monthly by holding the button until the alarm sounds. Unplugging or disabling smoke detectors is prohibited. 23. Light bulbs are to be replaced at the tenant’s expense. All bulbs must be operational at the time the tenant vacates the premises. 24. When leaving for more than one (1) week, tenant shall notify Management in writing. If tenant has anyone else in their apartment during their absence, Management must be notified in writing and be given that person’s name and contact information. 25. Tenant shall advise Management, in writing, of items requiring repair (dripping faucets, broken light fixtures, etc), especially such defects or malfunctions that will endanger the safety of tenants or do damage to the structure or property. Request should be put in as soon as defect is noticed to prevent tenant from being held responsible for damage. 26. Cost of repair or clearance of stoppages in waste pipes and drains, water pipes, or plumbing fixtures caused by tenant negligence or improper usage are the responsibility of the tenant. Payment for the corrective action must be paid by tenant on demand. 27. Tenant is prohibited from using any chemical drain cleaners, such as Draino, as they will damage the pipes.
28. Sitting or standing on any interior or exterior balcony railing is prohibited. Outdoor furniture is not to be stood on at any time by tenants and/or guest(s) of tenants. Jumping from balconies is strictly prohibited.
29. The use or storage of gasoline, cleaning solvents, or other hazardous materials in or outside of the unit is strictly prohibited.
